This was a total remodel of an existing 1960’s party supply store.  The entire interior was stripped down to bare wood studs and all interior partitions removed.  Part of the existing mezzanine was removed to open up the new main entry into the facility and the existing wood balcony rail changed to aluminum/cable rail with wood cap.  The main staircase to the second floor was relocated to the center of the building for grandeur, an additional fire rated exit stairway was added in corner of the building, and an elevator pit was installed for the new elevator to make the second floor accessible.  The roof structure was upgraded to support new mechanical equipment and a photovoltaic system.  The exterior stucco system was completely stripped off to allow for new shear nailing requirements and the addition of several new window openings.  New underground sewer was installed throughout.   The building was basically stripped down to the original base structure and rebuilt. This project is currently pending LEED certification.
